Access Statement

À Côté is a stone built bungalow within the grounds of Woodlands Cottage, which was itself converted from stables some 60 years ago. It comprises a double and a single bedroom, a lounge / dining area, a fully fitted kitchen and modern shower room. Outside there is a small terrace equipped with table, parasol and chairs which overlooks a well maintained small landscaped sunken garden. It is situated on the southern edge of Beaminster on the A3066 between Crewkerne and Bridport.

• Beaminster town is on a direct bus route to Yeovil in Somerset, and to Bridport where there are bus services for Exeter, Dorchester and beyond. The bus stops are situated in the town square.
• The nearest train station is 4.91 miles (7.9km) away in Crewkerne, Somerset.
• Taxis services are available from Bridport.

Arrival & Car Parking Facilities
• À Côté is at the bottom end of the town and there is therefore a slight hill to reach the town centre and the shops.
• There is parking for 1 car. Additional parking space could be made available, by special request. The nearest pay & display car park is in the town square.
• The parking space, located in front of À Côté, is clearly sign-posted. The whole area is paved and access to the front door of the property is leveled and very easy. There is a small 5” (12.5cm) threshold. The door width is 35” (89cms).
• A dusk-to-dawn lighting is installed at the front of the property.

• The main entrance is the front door of the property. The access code to the key safe holding the main door key is issued to the guests before arrival.
• The front door is a stable door type, with 2 locks operated by the same key. The top and bottom of the door are held together by a bolt. It is hinged on the left and opens inwards. The door opening is 35” (89cm), and there is a small 5” (12.5cm) step to get in.
• The front door opens into the lounge/dining area. There is a light switch, on the left, behind the open door, above the radiator.
• The room is covered with a short pile carpet with a rubberised mat by the front door.

Lounge / Dining area.
• The lounge/dining room is carpeted throughout. As you go in, on the right, there is a boot tray.
• The lighting consist of a central light which is operated by the switch on the left of the door leading to the master bedroom, two wall lights above the dinning table which are operated by a switch above the radiator behind the front door or independently by a pull switch on the lights, a small table lamp between the sofa and a tub chair on the right hand side as you go in and a standard lamp behind the other tub chair by the doors leading to the terrace.
• The sitting in the room comprises a full leather 2-seater sofa and 2 leather tub chairs.
• There is a large display dresser housing the glasses, the table ware and the cutlery. On the open middle shelf there is a small CD player, incorporating an AM/FM radio, and iPod docking station. It is operated manually or by means of a remote control.
• A digital DVD player combi television is situated above the dinning table between the wall lights. It is operated manually or by a remote control. A small selection of CDs and DVDs is supplied.
• Some games and books are available for rainy days!
• The dining table, situated in the centre of the left hand wall, has two drop leaves and can sit 6. Only 4 chairs are provided in the property.

• The property has a washing machine on the premises, a folding airer and clothes pegs.

Outdoor Facilities
• Exiting through the French doors from the lounge, there is a small terrace surrounded by a balustrade and overlooking a well tendered sunken garden. There are steps leading to the main garden, and no hand rail. On one side there is a trellis to afford a little privacy from being overlooked from the main house. Door opening sizes: [one side open 25½” (65cm), 2 sides open 44” (112cm)]. There is a small 7½” (19cm) step down onto the terrace. Key to the French doors is in the lock.
• The terrace is built of paving slabs and is lit by an automatic dusk and dawn light. Surfaces can be slippery when wet.
• Patio furniture comprising a table, a parasol, and 3 armchairs with cushions are available for guest to use.
• There are two large pots and 2 planted troughs which are tendered by the owners. There is a rain water butt and a watering can.
The refuse bin is located outside on the terrace to the right of the doors.
There is another door leading to a private entrance.

Master Bedroom
• The door to the room is hinged on the right and opens inwards. The opening of the door is 28½” (72.5cm).  The room is carpeted in dark green short piled carpet.
• There is a central light operated by a switch on the left hand side as you walk in the room.
• The bed is 4′ 6 (1.4m) wide with leather effect head and foot rest, and a memory foam topped mattress.
• All bedding is Egyptian percale with 4 non-feather pillows and duvet. 2 feather pillows are available in the wardrobe together with an extra pillow.
• There is an additional blanket in the wardrobe.
• On either side of the bed are bedside cabinets with drawers and lamps. On the left hand side cabinet there is an electric alarm clock/radio with battery back-up. The bedside cabinets are protected by a 5mm glass shelf.
• There is a large corner fitted wardrobe with shelving and dedicated hanging space for long and short clothes. There is also a large 4-drawers chest, protected by a 5mm glass shelf, with a mirror above and a fitted hair dryer on the right hand side. There is a table lamp.
• On the right hand side as you go in there is a small built-in cupboard. It is locked and is not for use by the guests.
• A fire proof waste bin has been provided.
• The large window overlooking the terrace has a 5 mm glass shelf, a Venetian blind and curtains. It is locked and the key is can be found on a small hook at the bottom of the window.
Single Bedroom
• The door is hinged on the left and opens outwards. The light switch to the central light is on the right hand side as you walk in. The opening of the door is 25” (63.5cm) wide.
• The room is carpeted with a dark green short pile carpet.
• On the right there is a large corner fitted wardrobe with shelves, drawers and dedicated handing spaces for short and long clothes.
• There is a matching bedside table which is protected by a 5mm glass shelf, a table lamp and an electrical clock radio with battery back-up.
• Against the far wall there is a single 3′ 6 (1.1m) bed with soft headboard.
• All bedding is Egyptian percale with 2 non-feather pillows and duvet.
• An extra blanket and a feather pillow can be found in the wardrobe.
• A fire proof waste bin is provided.
• The window looking out to the front of the bungalow has a 5mm glass shelf, a venetian blind and curtains. It is locked and the key can be found on a small hook at the bottom of the window.

Shower-room & WC
• From the lounge you gain access to the kitchen and bathroom is through a 25” (63.5cm) glass door. The shower room is on the left and the kitchen on the right. At the end of it there is a glazed door to be used in emergency only. The switch by that rear door controls the outside security lights and is not to be turned off. The floor of the corridor is laminated. There is a small 1” (2.5cm) step from the lounge.
• On the right hand side of the shower room door and before you enter the shower room, there are 2 switches that operate the ventilation system for the bungalow. The bottom one is the “on / off” switch and must remains in the “on” position at all times. The top switch regulates the speed: up, position 1 for normal and down, position 2 for fast. During everyday use it should remain on normal, and should be on fast during a shower to avoid condensation.
• The shower room door is hinged on the right and opens outwards. There is a small bolt to lock the door. The opening is 25¾” (65.4cm) wide.
• As you walk in the pull switch for the light is on the right. On the left there is heated towel rail which works in conjunction with the central heating only.
• Facing you there is a large enclosed shower with a static shower head, 2 side sprays and a seat. The step into the shower cubicle is 9.½” (24.1cm) height and the opening of the shower doors is 24” (60.96cm).
• Over the basin there is a large mirror and to the right a shaver socket.
On the wall between the basin unit and the door there is a timed electric heater which is activated by a pull switch.
• The floor is covered with dark non-slip ceramic tiles.
• The walls are tiled, and the window has a Venetian blind. The window is locked and the key can be found on a small hook at the bottom of the window.

• The kitchen is accessed through an arch with no door. The opening is 29¾” (75.57cm) wide. There is a small 1½” (3.81cm) step down into the room. On entering, on the wall on your left there is the main light switch. There are cupboards and worktops on either side of the narrow U-shape kitchen. On the left there is full size fridge / freezer, then at floor level a dishwasher under a work surface, with a stainless steal sink with a dual purpose tap, providing hard and softened water. Above the sink there is a window looking out towards the main house. There is a Venetian blind to afford some privacy. The window is locked and the key can be found on a small hook at the bottom of the window. Next to the sink at floor level there is washing machine then a floor cupboard. Next to the window, at eye level, there is a small cupboard, a boiler and another cupboard housing the electric meters, and the power unit.
• The end of the U-shape has a low level work surface and a window looking out to the front of the property. The window has a Venetian blind to afford privacy. The window is locked and the key is on a hook at the bottom of the window. Following on, on the right hand side are a two-ring electric plate and a two-ring gas plate with an extractor fan above. The waist-level oven and the microwave are housed in a tall cupboard. The last tall cupboard hides the iron, ironing board, Hoover, broom and cleaning equipment.
• The kitchen is fully equipped.
• The floor is covered with lino flooring.

Grounds and Gardens
• At the end of the lounge through the double French doors onto the small terrace. The doors open inwards. The terrace is west facing and is surrounded by a balustrade, interrupted in the middle by some large step leading down to a small landscape garden. Guests have usage of all arreas of the garden. There are no handrails going down into the sunken garden.
• The terrace is fully equipped with a table, a parasol, and 3 armchairs.
• The surface is of large even slabs, and may be slippery in wet weather. There is a rain-water butt, 2 large planters and 2 troughs, planted and tendered by the owners.
• A small portion of the terrace is screened from the main house by a trellis.
• A glass door, marked “private”, leads to a garage.

There is a welcome pack on arrival.
Brochures on interesting places to visit and eat are on display. Dedicated manufacturers instruction leaflets for the relevant appliances can be found in each rooms.
